Builders and Builder Developments

There are many parts to understanding new construction.  Whether it is a question about the builder and the company's reputation or the quality of their work and their ability to select quality sub-contractors, there could also be an issue with their ability to pay for materials and sub-contractors in a timely fashion in order to get the house built within your time frame.

Many times people have come to me wanting my advice after they have already selected and signed a contract with a builder. Their questions range from what types of construction they should use, to not knowing the meaning of certain clauses in their contracts. Take for example an "esculation clause" or scheduling delays. Other issues could be that the builder eliminated clauses in the contract that the buyer was unaware that they should have been there.  These are usually to protect the "builders' interest" during the construction process such as an "arbitration clause" and many other items. 

Some of the biggest mistakes I have seen include deeding a lot over to the builder as a "down payment", financing through the builders' own lending department, or using the builders' appraiser. These are just a very few of the common mistakes people make when selecting a builder.

In a Gated or Community Development, selection and the timing of your buy is just as important as the selection of the community itself.  Understanding the timing of your purchase inside a development can make a major difference in the resale value of your home as in as little time as just one year.

Multiple vs. single builder developments, why one over the other? There are many factors that must be looked at from lot release, to class of builder and the location of the development.
